Feasibility before finishes
Review the site, existing structure, utilities, drainage and access with the appropriate design professionals. Local approvals and project requirements must be established before a construction schedule is promised.
Connect old and new
Floor levels, rooflines, window proportions and exterior materials determine whether an addition feels integrated. Plan connections to the existing house as carefully as the new footprint.
Structure and building systems
Foundation work, framing and changes to existing openings need coordinated design. Heating, cooling, electrical and plumbing capacity should be reviewed alongside the space plan.
Budget the complete project
Include design, approvals, site work, construction, finishes and a contingency for concealed conditions. Clarify which items are allowances and which are fixed selections in the proposal.
Living through construction
Discuss temporary access, dust separation, utility interruptions and whether portions of the home must be vacated. Agree on communication, change approvals and the handover checklist before work begins.
