Start with the leak location, roof age, visible damage and the condition of surrounding materials. A localized flashing problem may have a different solution from widespread deterioration. An inspection should identify the cause before a repair scope is priced.
Compare tear-off and disposal, decking repairs, edge metal, underlayment, leak barriers, starter courses, shingles, ridge caps and ventilation. Written allowances for concealed damage make proposals easier to compare.
Compare GAF Timberline, Owens Corning Duration and CertainTeed Landmark collections. Color, profile and local availability matter alongside the product specifications. Review the exact system and installation requirements with the proposal.
Porches, additions and low-slope roofs may need a different roof assembly from the main house. Tie-ins, drainage and flashing deserve their own details rather than extending a shingle specification into an unsuitable area.
The attic, insulation and roof ventilation work together. Assess intake and exhaust paths, existing moisture and penetrations before choosing a roof assembly.
Roof geometry, access, removal layers, decking condition, flashing complexity and selected materials all affect scope. Compare proposals using the same quantities and inclusions, rather than the headline price alone.
Compare named manufacturer colors and explore complementary roof, siding and trim combinations.

A site review, agreed scope and material selections inform a written proposal. Ask for clear allowances, exclusions and a process for approving unforeseen work.
